Stabilizing a replacement toilet on a high flange in Milpitas

Toilet installation

The customer supplied a replacement toilet. Our plumbers recommended a permanent correction to the high flange; the customer declined that additional work.

Read the work report

The customer supplied a replacement one-piece Kohler toilet for a damaged fixture. Because the existing flange sat high, our plumbers recommended a permanent correction: remove the toilet, inspect the flange, drain connection, and floor, then reset or replace and secure the flange at a height that allows the toilet to rest on the finished floor. The toilet would then need a new seal and stability and leak checks. The exact repair method would depend on the existing pipe and fitting. The customer declined the flange work during this visit. Our plumbers removed the old toilet and left it on the property as requested, installed the replacement with a wax ring, closet bolts, and caps, and used shims to stabilize it. Flush testing showed no leaks or stoppages at completion. The flange height remained unchanged.

Maya’s Rheem water heater was leaking in her Milpitas garage. We instructed her to shut off the water supply while it was leaking. Our plumbers at The Honest Plumber of Milpitas removed and disposed of the old unit, then installed a 50-gallon A. O. Smith natural-gas water heater. The job included new water connectors, a gas connector and sediment trap, a flue connection, seismic straps, and a new soldered shutoff valve at the inlet. After restoring the water supply and starting the heater, we tested the installation and found no leaks. The heater was operating properly when the job was finished. We generally recommend A. O. Smith or Bradford White for replacements unless a customer prefers another brand.

Several fixtures in a commercial front restroom were affected by a building-drain stoppage. The exterior cleanout was too deep and offset for the chain-flail equipment to turn into the line, so the crew accessed the sewer through a four-inch roof vent. They advanced a chain-knocker cable about 90 feet and flow-tested the fixtures; drainage was working at completion. The cause was not determined. The crew recommended a camera inspection to investigate the cause and a two-way cleanout to make future access easier.

The customer had supplied a Grander inline unit for a one-inch copper main. Another plumber had been unable to complete the installation. The first visit exposed a thread-standard mismatch that caused slow leaks at both unit fittings, so the team reconnected the main line to keep water available. After consulting the device representative, they returned and used Loctite 55 thread-sealing cord to seal the Grander unit's threaded fittings. They completed the installation with copper fittings and Type L pipe. Final inspection found no leaks and correct operation. A proposed irrigation bypass was left out after further evaluation showed it was unnecessary.
